In areas where there is no real problem with  privately rented property a Selective Licensing designation can blight the area’s reputation leading to negative perception of the area and less confident spending.

Local Tradesmen will have less long term business as landlords cutback on improvements to afford the fees or decide to exit the market.

Some Landlords will sell up or retire. Many will stop buying.

Lower Price Pressures - Agents and Landlords will shop around more to get a cheaper price.

Few conversions and refurbishments as Landlords stop investing in new projects and improvements.

Many Tradespeople are small landlords or have friends and familly who are, so will be hit with a double whammy of licensing fees and less business
